We chose Doncaster as an area due to its motorway links and recent investment from Amazon to create 5,000 jobs and huge warehouses to service the needs of the e-commerce world. In addition, it offered great potential for capital growth due to the the implementation of article 4 coming in June 2019 across the city. We converted a lovely 4-bed Victorian three-story house into a licensed 6 Bed HMO with two ensuites. Project completed in 3 months and within budget. £80,000 PP, £40,000 cost including refurb, furniture, legals, license and fees. £27,300 gross annual income with a 75% loan taken out against a £130,000 revaluation giving a 84% return on investment.
